5 Signs You Need an Architect Before You Start Construction

A lot of construction problems in Dhaka don’t start on-site — they start at the point someone decided they didn’t need an architect for “something this simple.” Here are five situations where skipping that step usually costs more than it saves.

1. Your Plot Is an Odd Shape or Slope

A perfectly rectangular, flat plot is forgiving. A corner plot, an irregular shape, or a site with a slope isn’t — and a contractor working without a design will usually default to whatever is easiest to build, not what makes the best use of your land. An architect’s job is to make the site’s constraints work for you instead of around you.

2. You’re Building for the Next 20 Years, Not Just Now

Family size, home offices, aging parents moving in, a future second floor — if any of that is even a possibility, it’s far cheaper to plan for it in the structural design now than to retrofit a foundation later. Structural capacity for a future floor has to be decided before the first column is poured.

3. You Care About Natural Light and Airflow

In Dhaka’s climate and density, window placement, cross-ventilation, and orientation aren’t cosmetic — they affect how hot a home gets and how much you’ll spend on cooling for decades. This is design work, not decoration, and it needs to happen before walls are laid out.

4. You Want a Realistic Budget, Not a Surprise One

Without drawings, an “estimate” is really a guess. A proper design lets you get accurate quantities — cement, rod, tiles, fittings — which is what turns a vague budget into a real one. Most cost overruns we see in undesigned builds come from decisions made on-site, after materials are already bought.

5. You Need RAJUK Approval

If your plot requires a Construction Permit — which most do — you need architectural, structural, electrical, and plumbing drawings prepared to RAJUK’s standards regardless of how simple the building looks to you. There’s no shortcut around this one; it’s a legal requirement, not a recommendation.

The Real Cost of Skipping This Step

None of this means every project needs an elaborate design process. It means the decisions that are cheap to change on paper — layout, orientation, structural capacity, compliance — become expensive or impossible to change once construction starts. That’s the actual value an architect adds, before a single brick is laid.
