Here’s how to think about it before you get a firm quote.
General Market Ranges (2026)
As a rough starting point, residential construction cost in and around Dhaka currently falls into three broad bands, depending on materials and finish quality:
- Economy level — standard materials, simple design, basic finishes: roughly ৳1,200–1,500 per square foot.
- Standard level — better materials, modern design, good finishes: roughly ৳1,800–2,500 per square foot.
- Premium level — imported materials, high-end interior and exterior finishing: roughly ৳3,000–5,000+ per square foot.
Dhaka and Chattogram typically run 10–20% above other regions, mainly because of labor and material transport costs. These figures move with the market — cement, rod, and labor rates all shift year to year — so treat them as a planning range, not a quote.
What Actually Moves the Number
Land and soil condition. A site that needs deep piling or heavy retaining work costs more before a single wall goes up. Soil tests early save budget surprises later.
Design complexity. A simple rectangular floor plan is cheaper to build than one with cantilevers, curved walls, or large unsupported spans. Complexity is not a bad thing — it’s just a cost decision made consciously, ideally at the design stage rather than mid-construction.
Finish level. Structure and shell are a relatively fixed cost; it’s tiles, sanitary fittings, kitchen cabinetry, doors, windows, and paint that swing the budget most. This is also the easiest place to phase spending — build the shell to a good standard, and upgrade finishes later if needed.
Site supervision. Unsupervised construction almost always ends up costing more, not less — rework from mistakes is expensive. A fixed supervision fee upfront is usually cheaper than fixing errors later.
